Water Heater Repair & Replacement in Rohnert Park & Sonoma County, CA
Gas and electric tank water heaters — no hot water, rumbling, leaks, rusty water, pilot problems, expansion tanks, and temperature & pressure relief valves — diagnosed and repaired by Dusty Sanders.
Tank Water Heater Repair and Replacement
A water heater is one of those appliances you do not think about until it stops working. This service covers gas and electric tank water heaters — the standard storage tank units found in most Sonoma and Marin County homes. That includes the symptoms that send people reaching for the phone: no hot water at all, a tank that rumbles or pops while it heats, water pooling at the base, rusty or discolored hot water, and pilot or ignition problems on gas units. It also covers the safety and code components that keep the unit operating correctly — expansion tanks and the temperature and pressure (T&P) relief valve.
Take our interactive 30-second check to evaluate age, warning signs, and replacement risk before a tank failure catches you off guard.

Warning Signs Your Water Heater Needs Attention
Water heaters rarely fail without warning. A unit that suddenly runs out of hot water faster than it used to, a tank that groans and rumbles while it heats, hot water with a rusty or brown tint, moisture or a small puddle near the base, and a pilot light that will not stay lit are all signs a component is failing or the tank itself is near the end. Most tank water heaters last roughly 8 to 12 years depending on water quality and maintenance, so age alone is a useful clue — a unit in that range showing any of these symptoms deserves a look before it fails completely.
How Dusty Diagnoses and Repairs a Water Heater
Dusty approaches a water heater the way he approaches every call — diagnose first, explain the options, then work. He checks whether the problem is the heater or the supply feeding it, inspects the anode rod and tank for corrosion, tests the T&P relief valve, and on gas units checks the pilot, thermocouple, and gas control. You get a clear picture of what is wrong and whether a repair will hold or whether replacement is the smarter investment. When a replacement is needed, he installs the new tank to code with proper earthquake strapping and a working relief valve.
The California Detail: Strapping and Permits
California Health and Safety Code Section 19211 requires water heaters to be braced, anchored, or strapped to resist falling or moving during an earthquake. In an earthquake region like the North Bay, that is not a formality — an unstrapped tank can rupture gas or water lines and tip over. In most California jurisdictions a water heater replacement also requires a permit; the process varies by city and county, so ask Dusty how that works for your specific address. He installs to code and can walk you through what your local building department expects.
The 2027 Gas Water Heater Rule
Bay Area Air District
Starting January 1, 2027, a Bay Area Air District rule requires new residential water heaters installed in its area to be zero NOx. Standard gas-fired tank water heaters don't meet that standard, so after that date replacements will generally be heat pump or other electric models. Your existing gas water heater can keep running. The rule applies to new installs. The Bay Area Air District covers all of Marin County and southern Sonoma County. Not every Sonoma County address falls inside it, so ask us about yours. If your gas tank water heater is over 10 years old, Dusty recommends replacing it before 2027 so you still have the choice.
Our Warranty: Water heater installations carry a 6 or 12-year warranty, depending on the unit. And remember — Free Estimates. Dusty explains your options before any work starts.

Frequently Asked Questions
A complete loss of hot water can be the heater or a component feeding it. On a gas tank it may be the pilot, thermocouple, or gas control valve; on an electric tank it may be a heating element or the upper thermostat. Dusty checks the unit and the gas or electric supply to it before recommending a repair or replacement.
