Water Heater Warning Signs Explained

Each sign below can point to a different issue inside your tank. Knowing what to look for helps you catch problems before a leak or a cold shower.

Rust or water at the base

Water pooling under your water heater usually means the tank has developed a pinhole leak or a fitting has failed. Rust on the jacket or around the base is a sign the tank lining may be compromised.

Rumbling or popping noises

Sediment settles at the bottom of the tank over time. As the burner heats water through that sediment layer, it traps steam bubbles that pop and rumble. Flushing the tank can help, but heavy buildup shortens the tank's life.

Rusty or discolored hot water

If only your hot water is rusty, the anode rod inside the tank may be depleted or the tank lining may be corroding. Replacing the anode rod can extend the tank's life if caught early.

Not enough hot water

Running out of hot water faster than you used to can mean sediment is taking up tank capacity, a burner or element is failing, or the dip tube is broken. A plumber can isolate the cause.

Not earthquake-strapped

California law requires water heaters to be braced or strapped. An unstrapped tank can tip, rupture its gas or water lines, and cause serious damage during an earthquake. Strapping is a quick fix.

Age over 10 years

Most tank water heaters last roughly 8 to 12 years depending on water quality and maintenance. Past 10 years, the risk of a tank leak rises, and planning a replacement on your terms is better than reacting to a failure.

Water Heater Check FAQ

Is this water heater check a professional diagnosis?

No. This is a general guide to help you spot common warning signs, not a professional diagnosis. For an accurate assessment of your water heater's condition, call Dusty at (415) 757-8748 or request service online.

What does it mean if my water heater is over 10 years old?

Most tank water heaters last roughly 8 to 12 years depending on water quality and maintenance. If yours is over 10 years old, it is in the replacement window and worth having a plumber inspect before a leak occurs. See our water heater repair and replacement page for more.

Is earthquake strapping required for water heaters in California?

Yes. California Health and Safety Code Section 19211 requires water heaters to be braced, anchored, or strapped to resist falling or moving during an earthquake. If your water heater is not strapped, Dusty can install the required strapping. See our California Plumbing Rules page for details.

What causes rumbling or popping noises from my water heater?

Rumbling and popping usually mean sediment has built up at the bottom of the tank. As the burner heats the water, trapped sediment expands and makes noise. A plumber can flush the tank or advise whether replacement makes more sense at its age.

Do I need a permit to replace my water heater in California?

In most California jurisdictions, yes, a water heater replacement requires a permit. Dusty handles the permit process and can explain how it works for your specific address. See our California Plumbing Rules page for more.

Can Dusty inspect my water heater even if it seems fine?

Yes. If your water heater is getting older or you just want peace of mind, Dusty can inspect it, check the anode rod, flush the tank, and verify the earthquake strapping. Call (415) 757-8748 or request service online.
